What it is
Bella Flora is a gated estate community on the Tarrant–Parker county line southwest of the I-20/I-30 junction: one-acre-class lots (many larger), custom homes rather than production plans, and a rural-luxury character — long drives, mature oaks, horse-adjacent neighbors on the perimeter roads — that the newer gated products east of it don't attempt. Pricing has generally run from the high six figures for earlier builds to well into seven figures for newer customs on premium lots; as with every pocket at this tier, verify current comparables rather than trusting stale listings.
The file: the district-and-tax combination
The pitch that differentiates Bella Flora is the combination: Aledo ISD address + acreage + gate. On taxes, portions of the pocket fall outside any city's full levy, which can produce a materially lower total rate than Fort-Worth-in-Parker addresses — but boundaries here are parcel-specific, so the non-negotiable verification is pulling the actual taxing entities for the actual parcel (the property-tax playbook shows the CAD lookup). The $140,000 school-portion homestead exemption and 10% cap apply as everywhere. Utilities and internet are the second verification: acreage pockets mix well/septic/propane parcels with serviced ones, and fiber is address-by-address, not assumed. Schools: the Aledo ISD file covers the campus picture; this pocket's zoning has historically fed the district's western campuses — verify per address, per year.
