West Fort Worth Rent Report: October 2026

The concession window slammed shut in Willow Park — and reopened eight miles west. The Index just posted its sharpest one-month drop on record.

The number that defines this month

The expanded 11-community Concession Index fell from 4.4 to 3.3 — and this time the offers didn’t move somewhere else. They expired. Chapel Creek Cottages, which carried one of the market’s two 8-week flags in September, now advertises nothing at all. The Preserve at Willow Park’s month-free is gone too. Four of the eleven tracked communities now post zero concessions, up from two last month — while the core-4 Willow Park reading held exactly flat at 4.0 (Olympus 2, Gates 4, Canvas 6, Willow Crossing 4, all unchanged). September’s story was migration; October’s is expiration.

The one community still playing deep is now unmissable: Birchway Hudson Oaks holds the corridor’s only 8-week offer and sweetened it — “Up to 8 Weeks Base Rent + $500 Bonus” for move-ins by October 15 on select homes. That date is printed on the offer, which makes this the first tracked concession with a hard clock on it.

“Advertised from” is the lowest listed rate for the stated floor plan on the verification date; conditional offers vary by unit, plan, and lease length. Floor plans we could not re-verify this cycle are omitted rather than carried forward — Willow Crossing’s September 3BR and Chapel Creek’s September $1,530 1BR are no longer listed, so their rows price from what is actually available today.

The West FW Concession Index

October 2026 core-4 reading: 4.0 (Olympus Willow Park 2, Gates 4, Canvas 6, Willow Crossing 4) — exactly flat against September, after August’s 7.5 and the September collapse. The expanded 11-community Index: 3.3, down from 4.4 — the entire decline came from offers ending outright at Chapel Creek and the Preserve, not from anyone trimming weeks. The split now reads differently than last month: Willow Park’s survivors are stable, and the softness that’s left lives almost entirely in Hudson Oaks and the 76108 corridor’s remaining offers. The history: core-4 7.5 (Aug) → 4.0 (Sep) → 4.0 (Oct); expanded 4.4 (Sep debut) → 3.3. Cite freely with attribution: West FW Concession Index, West FW Living.

A second signal: asking rents fell almost everywhere

September’s pattern was stickers rising behind held offers. October inverted it: advertised starting rents fell at six of the eleven communities — Oxford’s 1-bedroom dropped $159 to $1,125 (the corridor’s clearest case of a price cut replacing a concession), Birchway cut both floor plans while keeping its 8 weeks, Olympus Willow Park’s 2-bedroom ask fell $180 to $1,399 (now listed under its own 1-bedroom floor on select plans), and Westpoint, Gates and Olympus Hudson Oaks all slipped. The only advertised increase — Chapel Creek’s from-price jumping to $1,845 — is an availability-mix change, not a same-unit hike: September’s $1,530 home is gone and pricier cottages are what remains. The honest math still runs on effective rent: Birchway’s 8 weeks on its $1,634 2-bedroom is worth about $3,009, plus the $500 bonus ≈ $3,509 all-in — an effective ~$1,342/month on a 12-month term, if you move by the printed deadline. The true-rent table computes this for every tracked community, and the calculator does it for any quote you’re holding.

September’s offers migrated. October’s expired. Four communities now advertise nothing — and the ones still paying have started printing deadlines.

Three readings of the data

For renters: the window is closing in sequence, not all at once. If a listed offer matters to your math, treat its deadline as real — Birchway’s October 15 date is printed on the offer, and Chapel Creek’s September offer is already gone. The compensation is that face rents are drifting down: if you don’t need weeks-free cash flow up front, Oxford’s $1,125 and Westpoint’s $1,249 are the cheapest verified 1-bedroom entries we’ve tracked this year. For would-be buyers: mortgage rates crossed back over 7% this week (PMMS 7.03%), which pushes the rent-vs-buy margin back toward renting even as concessions fade — re-run it with this month’s figures on the rent-vs-buy page before assuming last month’s answer holds. For landlords and small investors: the lease-up era’s giveaway phase is ending community by community; the survivors’ playbook is lower face rents with shorter, dated offers, which means private landlords pricing against “eight weeks free” banners are now pricing against a market that mostly doesn’t offer them.

Every figure above was re-verified on October 1, 2026 from live public listings and property websites — including listing pages with same-day "price last verified" stamps and, where available, the property's own specials page. Nothing is carried forward from September: floor plans we could not re-verify are omitted, and conflicting sources are resolved in favor of the dated, verified quote (noted per-community in the data table).
