Buying into Aledo ISD: The district that drives the corridor

School districts set the corridor's real estate gravity — and each one prices differently once taxes enter the math. The buyer's view of Aledo ISD, numbers first.

The district math

Aledo ISD is the demand engine of this entire corridor — the reason Walsh exists inside Fort Worth city limits, the reason Morningstar runs three builders, and the reason the rental pocket we track charges what it charges. Buying "into Aledo" comes at three distinct price-and-tax combinations: Walsh (mid-$500s+, 2.689% total with the PID — math here), the Aledo masterplans (Morningstar from $360,990, ~2.06%, no PID — field notes), and the Willow Park pocket's resale market (~2.09% where Aledo-zoned). Same district badge, monthly costs that differ by hundreds — pick by total math, not just the sign.

The buyer's homework in a fast-growing district: attendance zones are address-specific and get redrawn as campuses open — verify the zoned campus for the specific lot with the district before the option period ends, in writing; a growing district also means bond programs and the possibility of rate elections, so treat today's 1.2052% school rate as current, not permanent. And note the arbitrage half this corridor runs: renting into the district first (~$2,100+ for tracked 3BRs) while shopping deliberately — enrollment follows residence, so a lease secures the schools while you hunt.

The three verifications (every district, every time)

1. Campus, not district: get the zoned campus for the exact address from the district in writing before your option period ends. 2. Rate trajectory: check the district's current rate and any pending bond or rate elections — growing districts change. 3. The exemption plan: file the $140K homestead exemption right after closing; at Aledo ISD's 1.2052% school rate it's worth about $1,687/year.
