Three readings of the table

  • The Aledo ISD premium is the west side's biggest single pricing force. Aledo and Willow Park clear the corridor's top bands, and the district line — not city limits — is where the premium starts and stops.
  • The county line is a quiet second force. Parker County's tax picture effectively raises what a buyer can pay monthly for the same sticker price versus comparable Tarrant addresses — part of why the corridor's westward pull persists.
  • Time-to-contract spreads with price. White Settlement and Benbrook move fastest — deepest buyer pools at attainable payments. Aledo's premium band moves slower and punishes overpricing hardest. Days on market isn't a quality score; it's a pool-size score.
