Montrachet: the gated west-side flagship
Fort Worth's marquee gated luxury development on the west side — estate lots, a guarded gate, and price points that anchor the top of the corridor's market.
What it is
Montrachet is the west side's headline gated community — a master-planned luxury enclave off Team Ranch Road between I-30 and White Settlement Rd, built around estate-scale lots (commonly a third of an acre to over an acre), a staffed gate, private amenity center, and a builder roster drawn from the metro's custom and semi-custom tier. Pricing sits at the top of this corridor's market: recent activity has generally run from the low-to-mid seven figures for new construction, with premier lots and completed customs well above that. Treat every number as a verify-at-source item — this tier trades quietly and list prices move with the custom market.
The file: taxes, schools, and the fine print
Taxes: Montrachet sits in Fort Worth city limits and Tarrant County — expect a total rate above the corridor's Parker County pockets (Fort Worth's city levy is the difference; the same dynamic as the Fort-Worth-in-Parker line on the corridor tax table), plus a MUD/PID check as part of any contract review — the option-period playbook covers how to verify. The $140,000 homestead exemption applies to the school portion like anywhere else; on seven-figure assessments its proportional effect is smaller. Schools: the pocket is served by Fort Worth ISD with the west side's private-school set (Fort Worth Country Day, All Saints', Trinity Valley) a short drive east — most buyers at this tier shop both tracks; verify current campus zoning per address. Access: ten-fifteen minutes to the Cultural District and Clearfork's dining row; the drive-time math west to Walsh and Aledo is what makes this the bridge pocket between city luxury and corridor land.
How it compares
Against Bella Flora: Montrachet is newer, more uniform, and more gate-and-amenity driven; Bella Flora trades gate polish for acreage feel and Aledo ISD. Against Walsh's top tier: Walsh offers the master-planned ecosystem (schools, market, trails inside the plan); Montrachet offers exclusivity and lot scale. The luxury overview with the full pocket map is in the west-side luxury file.
