Living in Springtown: the budget rung, by the numbers

North Parker County's budget rung: a real small town with a fully adopted 2026 tax stack under 2% — bought with the longest drive in our coverage and a C-rated district, both stated plainly.

The short answer

Springtown is the budget rung of the TX-199 corridor: a small north-Parker-County town one ring past Azle, with its own school district, its own square, and — as of this cycle — a fully adopted 2026 tax stack that lands under 2%. It is the farthest-out town this site covers, and that is the deal in one sentence: the drive buys the discount. The schools half is stated plainly below, because it is the other half of the same trade.

1 · The tax layer — a fully adopted sub-2% stack

Everything below is the adopted 2026 rate from the official “Adopted Tax Rates – Parker County” list (updated September 30) — not proposed, not last year's:

Two readings. First, ~1.998% undercuts every stack in our core coverage except Weatherford's 1.809% — and it beats Azle's ~2.22% Tarrant-side stack decisively, mostly on the city line ($0.494822 vs Azle's $0.674703). Second, the $140K homestead exemption is worth about $1,429/year against Springtown ISD's $1.0206 school rate. As everywhere in rural Parker County, taxing units are parcel-specific — pull the exact parcel's list before contract; every unit is tracked on the tax table.

2 · The schools layer

Springtown ISD rated a C (77) in TEA's 2026 cycle, up a point from 2025. Against the districts it gets compared with: Weatherford ISD B (80), Azle ISD C (78), Fort Worth ISD C (77) — and well below the corridor's A pair (Aledo 92, Brock 91). The pattern across the TX-199 corridor is consistent: C-tier districts and the area's lowest entry costs are the same fact seen from two sides. 3 · The daily-life layer

Springtown runs on its square and on TX-199: Weatherford is the bigger service town to the south via FM 51, Azle the nearer retail stop to the east, and Fort Worth’s northwest side the commute destination down 199. It is the longest drive in this site’s coverage, and per the standing rule, time it yourself, at your real hours, both directions before committing — corridor baselines live in the commute tables. The towns it cross-shops against are all filed: Azle (one ring in, the lake), Brock (the A-district land play to the south), and the Weatherford ladder.

4 · The decision layer

Springtown fits budget-first buyers who want a real town — not acreage isolation — at north-Parker pricing; households working the TX-199/northwest quadrant; and anyone for whom the sub-2% stack matters more than the district letter. Step one ring in if the drive is the binding constraint (Azle trades ~0.22 points of tax for several miles) or if schools decide it — Brock and Aledo are where the A-ratings live, at their own premiums.
