THE DEFINITIVE GUIDE · ACREAGE, SCHOOLS & THE DISTANCE TRADE

Living in Brock: the land-and-small-school play, by the numbers

Parker County's small-and-mighty district wrapped in land pricing the Aledo zone can't touch — paid for with distance, wells and septic, and a housing market where buying is essentially the only way in.

The short answer

Brock is the corridor's land-and-small-school play, stated as a town: acreage properties, horse setups, custom builds and new subdivisions priced under the Aledo premium, anchored by Parker County's small-and-mighty district — a four-campus ladder that rated an A (91) in TEA's 2026 cycle, with a statewide athletic reputation far larger than its enrollment. The trade is distance and self-sufficiency: ten-plus minutes past Weatherford on every drive, wells and septic in the inspection scope, internet that is genuinely parcel-by-parcel, and almost no rental market — buying is essentially the only way in.

1 · The money layer

Brock inverts the corridor's usual equation: the school rate is the corridor's highest, and the land basis is what's cheap. Side by side with the district most families cross-shop, from the figures this site publishes on the Brock ISD buyer's guide and the Aledo ISD buyer's guide:

StructureFour-campus ladder on one site familySingle-track, multiple campuses, rezoning as it grows

Read the first two rows together: Brock's 1.2552% school rate is the price of a small tax base funding big ambitions — public filings show roughly $66.5M of district construction projects currently registered — and it makes the $140K homestead exemption worth about $1,757/year here, the corridor's largest exemption value. The rest of a Brock parcel's stack is rural Parker County slices; taxing units are parcel-specific out here, so pull the exact parcel's list before contract. The 2026–27 watch: Brock ISD's new-year adoption isn't on the official record yet, and Parker County sits at a proposed $0.284719 — both tracked on the tax table's adoption watch.

2 · The schools layer

Brock ISD runs the classic small-district ladder — Brock Elementary → Brock Intermediate → Brock Junior High → Brock High School, four campuses on one contiguous site family, everyone-knows-everyone scale. TEA's 2026 cycle rated the district an A (91), up a point from 2025, keeping it among the county's strongest; the athletic file (football and baseball especially) is statewide. The comparison families actually run is Aledo ISD vs Brock ISD — both A districts, entirely different scales. Small districts adjust grade bands as they grow, so verify current campus configuration and any boundary details directly with the district; the hub is the Brock ISD campus file.

3 · The daily-life layer

Brock sits southwest of Weatherford, and Weatherford is the service town: the H-E-B run, the hospital, the courthouse square are all ~15 minutes away, and Fort Worth runs 35–45 minutes — add ten-plus minutes past Weatherford to any I-20 commute, and drive it yourself at your real hours before committing (the commute tables cover the corridor's baselines). Life on the land side means inspection scope changes: wells and septic are common (the option-period file covers what that adds), and internet service is parcel-by-parcel — verify it for the specific property, not the area.

4 · The decision layer

Brock fits households buying the acreage life first and getting a genuinely strong district with it; families set on small-school scale who find the Aledo zone's subdivisions beside the point; and patient buyers — inventory is thin, everything is negotiated (no posted incentive packages out here), and the right listing moves fast. Stay east if commute minutes are the binding constraint (Aledo and the Willow Park–Weatherford ladder keep you on I-20), or if you need a rental market to land in first — Brock barely has one, and the practical rent-first plan is a short Weatherford lease while the land search runs (the Weatherford rent-or-buy math).

Next steps

  1. Run the parcel, not the town: taxing units, well/septic status, and internet service are all parcel-specific in Brock — verify each for the exact property.
  2. Confirm campus configuration and boundaries with Brock ISD before the option period ends.
  3. Price the carry honestly: the Brock ISD tax math against the rent-vs-buy engine.
  4. Time the drive yourself, at shift hours, both directions.
