How the total compares — the frame that survives scrutiny

Against the coastal metros this corridor recruits from, the total stack is dominated by two lines moving opposite directions: zero state income tax (the per-state math is computed in the origin-market series — California, New York, Hawaii and five more, each with real brackets) against higher property tax and insurance on a far cheaper house. Against other Texas metros, the corridor's edge is the entry price itself: new construction in the $350–500K band inside a top-decile district. The everyday tier — groceries, gas, services — runs at ordinary North Texas suburb levels: unremarkable, which is the point. Where the corridor is genuinely not cheap: home insurance, summer electricity, and anything requiring a contractor in peak season.
