Moving from New York to Fort Worth's west side: what a salary becomes

The stacked-tax math
New York State runs nine brackets from 4% to 10.9% (the FY2026 budget trimmed the bottom five rates by 0.1 point starting this tax year, with the millionaire brackets extended into the 2030s), against a standard deduction of just $8,000 single / $16,050 joint. New York City then adds its own resident tax of 3.078% to 3.876% — with the top city rate starting at only $50,000 of taxable income. Stacked, a city household's combined marginal rate reaches 10.1% at ordinary professional incomes and up to 14.776% at the top — the heaviest state-and-local income tax in America. Concretely: a $100,000 single filer in the five boroughs pays roughly $7,900 a year in state-plus-city income tax; at $200,000 the figure clears $17,000. In Texas the entire stack is zero — the largest single-line saving on any page in this series.
The housing conversion
The second number is the rent-to-mortgage conversion. A $3,500–$4,500 city rent — ordinary for a family-sized NYC apartment — covers the entire monthly cost of a $425,000 Willow Park house: principal, interest, the ~$7,200 post-homestead property-tax line computed below, and insurance, with margin. New York's property taxes look gentle statewide (~1.3% average) but NYC's co-op/condo structures hide the burden in maintenance; suburban Westchester and Long Island bills routinely exceed anything this corridor produces. The move's fine print: Texas insurance is top-five expensive (hail), and New York State famously audits departing high earners — document the domicile change properly.
What you give up
The city. There's no suburban answer to New York — the transit, the depth of everything, the walk-out-your-door life. This corridor is its deliberate opposite: space, districts, drive-everywhere, new. The honest version of this move is choosing a different life, with the tax and housing math as the enabling arithmetic rather than the reason. The Texas side of the ledger, computed honestly
Texas has no state income tax — and funds itself instead through property tax, which on this corridor runs from 1.902% of assessed value in Weatherford (Weatherford ISD) to 2.353% in the Fort Worth-in-Parker-County slice of Aledo ISD, with Willow Park at 2.091% and the city of Aledo at 2.056% (2024–2025 published rates; the full stack is on the corridor tax table). On a $425,000 house in Willow Park, the sticker math is about $8,890 a year — but Texas's homestead exemption now removes $140,000 of value from the school portion (raised by the November 2025 constitutional amendment), which cuts roughly $1,690 off that bill, landing near $7,200 a year before any additional city or county homestead percentages. The homestead cap then limits assessed-value growth to 10% a year while you live there. Two more honest lines: Texas home insurance is also among the country's most expensive (the corridor's hail belt is why), and sales tax here is 8.25%.
