Moving to Fort Worth: which side of town?
The city sorts by direction. The honest map — and why the commute decision comes before every listing.
The honest one-paragraph version
Fort Worth sorts by direction. East is proximity to Dallas and DFW Airport at commuter prices. North (Alliance/Keller corridor) is the boom zone — new construction, big-box everything, and the traffic that comes with it. South (TCU, Wedgwood toward Burleson) mixes university energy with older neighborhoods. And west — our beat — is where the city exhales into Parker County: the shortest commutes to Lockheed and the west-side employers, the Aledo school premium, and, right now, the metro’s heaviest concentration of move-in specials. What the west side actually costs per month — housing, taxes, utilities, insurance — is gathered on the cost-of-living master page. Downtown/Near Southside is its own answer: walkability and restaurants at the metro’s highest per-square-foot rents.
| You optimize for… | Look… | Expect (1BR) |
|---|---|---|
| Dallas/airport commute | East FW, Hurst-Euless-Bedford edge | $1,100–$1,500 |
| New everything | North — Alliance, Keller, Saginaw | $1,250–$1,700 |
| Walkability & nightlife | Downtown, Near Southside, W 7th | $1,400–$2,000+ |
| University/medical | South — TCU area, Medical District | $1,200–$1,600 |
| Value + schools + space | West — our corridor, White Settlement → Aledo | $900–$1,500 + SPECIALS |
Deciding like a local
Pick the commute first. DFW is a driving metro; a side-of-town mistake costs 6–10 hours a week, permanently. Map your actual workplace at your actual shift times before touching a listing. Working at the Lockheed plant or anywhere west? The commute-honest pocket guide is your page. Then schools, if they apply. District boundaries drive west-side decisions more than any amenity sheet; Aledo ISD in particular plays by its own rules. Then price the deal, not the sticker. Concessions swing hard month to month — this September the deep offers moved from Willow Park to Hudson Oaks and west Fort Worth almost overnight — so the same budget lands very differently depending on who is discounting right now; the Rent Report tracks it monthly. And if you are relocating with a lease already ending elsewhere: most offices take applications ~60 days out and accept offer letters for income. Timing your search to your start date is easier here than in most metros — vacancy is on your side this year.
The construction variable on I-20 (verified October 20, 2026)
One more reason the "time it yourself" rule is non-negotiable right now: TxDOT's Fort Worth District is running Keep 20-30 Moving, a set of three projects on the I-20 and I-30 corridors between Aledo and west Fort Worth, in Tarrant and Parker counties — the exact stretch this page is about. The nearest dated action is in Weatherford: the I-20 frontage-roads project would replace the partial two-way frontage roads from Dennis Road to Old Dennis Road/Bowie Drive with continuous one-way frontage roads plus shared-use paths, framed by TxDOT as groundwork for future mainlane expansion. TxDOT held the public hearing on October 15, 2026 (virtual at 10 a.m.; in person 6–8 p.m. at WHS Ninth Grade Center in Weatherford). The prerecorded presentation and the meeting materials (fact sheet, exhibit boards, design displays) stay posted on the project page until 11:59 p.m. Friday, October 30, and comments must be received on or before October 30 — online, by email as listed in the notice, or by mail to the TxDOT Fort Worth District Office, 1427 W. Bankhead Hwy., Weatherford, TX 76086. TxDOT says the project needs about 1.9 acres of additional right of way for drainage and utility work and expects no homes or businesses to be displaced. If you live on, or are about to move to, the I-20 side, there are still ten days to be heard. Updated October 20, 2026: the hearing date has passed; this section now reflects TxDOT's post-hearing comment window. Near-term, read it the way locals do: the corridor's drive times will carry a construction variable for years, so test your real commute at your real hours before signing anything.
