New homes in Aledo: Morningstar, Parks of Aledo & the smaller actives

Aledo's new-build communities are where the district's demand meets the corridor's most reachable new-construction pricing — starting more than $150K below Walsh's entry point, without a PID.

Morningstar: the multi-builder play

Morningstar is the volume story: a masterplan with three active builders — D.R. Horton from $360,990, Riverside Homebuilders roughly $420K–$547K, and Trophy Signature — with a community median around $443K. Multi-builder communities quietly work in buyers' favor: builders compete for the same walk-in traffic, which is why national-builder financing promotions show up here (D.R. Horton is advertising rate promotions through 2026). Listings cite the Lynn McKinney → McAnally → Aledo High feeder path — verify per lot with the district as always. Amenity load is real (pools, trails, event lawn) which means real HOA dues; get the current figure and put it in your monthly math.

Parks of Aledo runs closer-in with active phases (including the Bluffs) at phase-by-phase pricing — smaller-scale, more established feel, same district. Bear Creek Estates (Remington Custom Homes) represents the smaller-builder tier in the 76008 area, where pricing and terms are genuinely negotiated rather than posted.

The Aledo buyer's checklist

Tax rate ~2.06% on the Aledo-area basis (no PID at these communities — verify the taxing units for your specific lot anyway; boundaries out here surprise people). The incentive question: unlike Walsh's posted flex cash, Aledo builders' packages vary by builder and inventory age — sitting spec homes carry the biggest ones; ask for the current package in writing per builder and check the Index for corridor context. The rent-first alternative: if the timing's not ready, the same district rents from ~$2,100 at the tracked 3BR communities — the classic rent-the-district-now, buy-later sequence half this corridor runs.
