Five questions to ask before you apply with a pet
1. "Is the pet fee refundable, or a fee?" A pet deposit can come back; a pet fee never does. Listings blur the two constantly.
2. "What's the breed and weight policy — in writing?" Restrictions are usually set by the property's insurance, vary between near-identical communities, and are the number-one reason pet applications fail after fees are paid. Get the list before the application, not after.
3. "Is pet rent per pet or per household?" Two pets at $40/mo each is $960/year — big enough to swing a net-effective comparison. Add it as a monthly fee in the move-in cost calculator.
4. "Do you use a pet-screening service?" Many communities now require a third-party pet profile with its own small fee — build it once and it transfers between applications.
5. "Where's the actual relief area?" For a big dog, a townhome patio or a Canvas-style private yard changes daily life more than any amenity on the brochure — one reason yard-included rentals punch above their price for dog households.
