The True Rent Table
Listing sites publish the advertised rent and the advertised special — as two disconnected facts. This table does the arithmetic they don't: net-effective rent (total lease cost after the concession, divided by months) for every unit type at every community we track across west Fort Worth, Willow Park, Hudson Oaks, and Weatherford. Sortable, citable, downloadable.
✓ Computed from public listings
Every tracked unit, one formula
| Community | Area | Unit | Advertised | Special | True rent | Yr-1 savings |
|---|
Methodology: (advertised rent × lease months − rent × weeks ÷ 4.345) ÷ months, on each community's typical promotional lease length. Offers vary by unit, dates, and lease length — always confirm and get the special in writing.

Read it right
The cheapest true rent isn't automatically the best home — it's the honest starting line. A no-special community "wins" its base rent again at renewal, while a deep-concession lease-up may reprice sharply in year two. Pair this table with the ranked leaderboard, the Fee Transparency Index, and each community's field notes before deciding.
