LUXURY POCKET FILE · LAST VERIFIED JULY 2026

Westworth Village: the golf-wrapped small city

A two-square-mile city wrapped in fairways — public golf inside the city line, Ben Hogan's old club on the border, and a value case built on location rather than gates.

What it is

Westworth Village is its own municipality tucked between the Naval Air Station JRB, the river, and Fort Worth's western neighborhoods — small-city government, a compact housing stock that runs from mid-century originals to new infill, and an identity wrapped in green space: Hawks Creek Golf Club (6520 White Settlement Rd) operates inside the city — the well-priced public course with real elevation change, a full range, weekday military discounts, and jets on final approach as the working soundtrack — while Shady Oaks Country Club, Ben Hogan's storied home club, defines the eastern border (members-only, immaculate), with River Crest minutes further east for the full old-money version. Few pockets at any price put a resident inside a five-minute radius of three courses.

The file: the value case and the fine print

The value case: Westworth Village prices have historically run below the adjacent Fort Worth neighborhoods for comparable dirt, because the base's flight path does the discounting — which makes the noise homework non-negotiable: tour on a flying day, ask about operations tempo, and read the NAS JRB guide's noise section, which applies to buyers verbatim. Taxes: the city levies its own rate on top of Tarrant County and FWISD — pull the parcel's actual stack per the playbook. For military households, this pocket plus the PCS guide's BAH tables is the natural pairing. The infill-and-renovation activity of the last few years is the trend line worth watching: the pocket is quietly repricing.

How it compares

This is the luxury file's value entry — not a gated estate pocket but a location play: ten minutes to the Cultural District, five to White Settlement's daily-cost tier, golf on all sides. Against Clearfork: half the price, none of the walkability. Against the Parker County acreage pockets: city convenience against land. Full map: the west-side luxury file.
