Apartments near NAS JRB Fort Worth: the PCS guide

The base sits on the west side — which means the cheap pockets and the short commutes are, for once, the same pockets. The honest map for incoming personnel.

The base and its housing geography

Naval Air Station Joint Reserve Base Fort Worth sits on the city's west side — the former Carswell AFB, bordered by White Settlement and Westworth Village, sharing a runway complex with the Lockheed Martin plant. That geography is unusually kind to incoming personnel: unlike most DFW duty stations, the affordable pockets and the short commutes point the same direction. If you're PCSing in, your realistic map is five pockets, all west:

PocketGate-to-door1BR bandFit
White Settlement5–10 min$900–$1,200Closest and cheapest; older stock, walk units before signing
Westworth Village / River Oaks5–12 min$950–$1,250Small-city pockets tucked against the base perimeter
West FW (I-30 corridor)10–18 min$1,100–$1,450Most inventory and the most communities competing on concessions
Benbrook12–20 min$1,100–$1,400Quiet, lake access, popular with families and E-6+
Willow Park / Aledo20–30 min$1,150–$1,500+Newest builds, Aledo ISD, and 6–8 weeks free right now

Civilian side of the fence line? The plant next door has its own relocation system — Working at Lockheed Martin Fort Worth: where to live maps the same pockets for buyers and renters without BAH in the equation.

On-base or off-base: settle this first

Active-duty families assigned to the base can pursue the privatized on-base community (family homes inside the gate, waitlist-driven) or take BAH off-base — and the official Navy Housing Service Center for NAS JRB Fort Worth is the right first call for the on-base waitlist, referrals, and lease-review help; they exist to serve you and cost nothing. This page covers the off-base side: which pockets fit BAH on true (net-effective) rent, how the gate-to-door times actually compare, and the jet-noise homework listing sites never mention.

Making BAH work harder this year

Two facts to combine. First, check your exact current rate at the official DTMO BAH lookup — rates change annually and vary by paygrade and dependency status, so we won't quote a number that goes stale. Second, this is a concession-heavy year on the west side: multiple communities are advertising up to 8 weeks free, which effectively adds a month-plus of BAH back to your pocket if you take the offer prorated across the lease rather than up front — the fine print matters. PCS timing notes: most offices take applications ~60 days out, orders satisfy income verification everywhere, and month-end is when leasing offices bend on fees.

Rare among DFW duty stations: the cheap pockets and the short commute are the same pockets. Use that.

Considering buying on this tour instead? At west-side prices a typical BAH supports real ownership math, and VA loans need no down payment — run your number, then talk to a VA-experienced lender. And if a past PCS left a broken lease or credit dents on your record, the second-chance playbook was written for exactly that file.
