Closest and cheapest: College Park — 2-bedrooms from $1,200 near campus (1BR pricing wasn't listed this cycle), no concession games, which matters because concession-free base rents don't jump at renewal the way lease-up rates do. The roommate play: a 2-bedroom split two ways beats almost any 1-bedroom — College Park's $1,200 2BR is $600 a head (note the 3.5x income requirement is calculated on the household), and Oxford's 2BR from $1,647 splits to low-$800s — though its August "2 months free" is gone, so requote before you tour.
