The Fee Transparency Index
Application fees, admin fees, pet costs, deposit alternatives — the numbers that decide your real move-in check and rarely appear next to the advertised rent. This index logs what each tracked community's public listings disclose, and — just as telling — what they don't.
What listings disclose, community by community
| Community | App fee | Admin fee | Deposit | Pet costs | Disclosure grade |
|---|
How the grade works: it measures listing transparency, not community quality — a ✓ means the figure is published where renters can find it before paying anything; "not advertised" means you must ask. Communities can improve their grade instantly by publishing their fee schedules, and we'll gladly update.
The fee questions that save real money
Ask for the itemized sheet, in writing, before applying. One email — "please send the full itemized move-in and monthly cost sheet for unit X" — surfaces every line this table can't see: valet trash, tech packages, benefit bundles, water billing methods.
Deposit "alternatives" are fees wearing a deposit costume. Jetty-style products lower today's check and are non-refundable forever — the full math is on our deposit alternatives page.
Fees are the negotiable layer. When free weeks are fixed, app and admin fees are where month-end flexibility lives. Total your real cash-to-keys number with the move-in cost calculator.
