What is "8 weeks free" actually worth?
Concessions make a higher base rent look cheaper than it is — and sometimes it really is cheaper. This calculator turns any weeks-free offer into net-effective rent: total lease cost divided by total months. That's the only number two offers can be compared on.

How to use this number
Compare net-effective to net-effective, never special to special. Seven weeks free on a lower base rent regularly beats eight weeks free on a higher one — our three-way Willow Park comparison is a live example.
Remember the renewal cliff. The concession applies to year one. At renewal you're negotiating from the base rent, not the effective rent — ask what recent renewal increases have looked like before you sign. Our renewal negotiation guide covers the script.

What does "net-effective rent" mean?
Total lease cost after concessions, divided by the number of months. If rent is $1,319 and you get 8 weeks free on 12 months, you pay about $13,400 over the year — roughly $1,116/month effective, even though your monthly bill says $1,319. Full definition in the renter's glossary.
Do I pay less each month, or get free months?
Usually the free weeks are applied to specific months (often month one, sometimes spread). Your actual monthly bill stays at base rent for the other months — which is why budgeting off the effective number, not the discounted first month, keeps you out of trouble.
Why divide weeks by 4.345?
That's the average number of weeks in a month (52.14 ÷ 12). Some offices compute "weeks" as rent ÷ 4 instead, which is slightly more generous to you — ask which method they use, and get it in the lease.
