What renters insurance costs in Texas (and what it actually covers)
Nearly every community we track requires renters insurance as a lease condition — typically $100K in liability. The good news: it's among the cheapest insurance that exists, commonly running $15–30/month in Texas depending on coverage amounts, deductible, and your history. The trap is buying the checkbox version without understanding what it does and doesn't do.
The three coverages inside every policy
Personal property covers your belongings against listed perils — fire, theft, vandalism, wind and hail, and certain water damage (a burst pipe yes; flood no — flood is always separate). Choose replacement cost over actual-cash-value; the few dollars monthly difference is the whole point at claim time. Liability is what your lease actually requires — it protects you if you're responsible for injury or damage (the kitchen fire scenario). Loss of use pays for temporary housing if a covered event makes your unit unlivable — the coverage renters forget exists until the week they need it.
The landlord's policy covers the building, never your stuff. That's the entire reason this product exists.
Texas-specific notes
The lease often lets you satisfy the requirement through the community's preferred program or your own policy — your own is usually cheaper and yours to keep between moves; just add the community as "interested party." Bundling with auto insurance routinely discounts both. And document your belongings now (a five-minute phone video of every room and closet) — it's the difference between a smooth claim and an argument. Deductibles run $250–$1,000; in a hail state, where that deductible sits matters — which brings us to the question every Texan eventually asks: does renters insurance cover hail?
