The realistic options
Closest and cheapest: College Park — 1-bedrooms from ~$900 near campus, no concession games, which matters because concession-free base rents don't jump at renewal the way lease-up rates do. The roommate play: a 2-bedroom split two ways beats almost any 1-bedroom — Oxford's current "2 months free" on the I-20 frontage makes a shared 2BR remarkably cheap in year one (run it through the calculator, then check both names go on the lease). Three student-specific cautions: screening usually wants 3× income or a guarantor — a parent co-signer changes everything, ask about the guarantor process before paying an app fee (the income math); 12-month leases outlast 9-month academic years, so either match your lease to next summer's plan or read the subletting reality first; and month-end signing timed to semester start can catch a special — they decay fast.
