Utilities are the 10–20% of housing cost nobody quotes at the tour. Here's how each service actually works in this corridor, the honest cost ranges, and — most important — the water-billing question that varies by community and quietly moves your monthly total.

Service by service

Electricity — you pick the provider. This corridor sits in Oncor's deregulated delivery territory, meaning you choose your retail electric plan (powertochoose.org is the state's official comparison site). Texas summers are the budget event: A/C-driven summer bills for apartments commonly run well above winter ones, and unit size, insulation age, and your thermostat matter more than the provider. Ask any community for a typical summer bill range for your exact floor plan — offices track this and will usually share it.

Water — ask HOW it's billed, not just how much. Two systems exist: submetered (you pay for what your unit actually uses) and RUBS/allocated (the property's total bill is divided among units by formula — occupants, square footage). Allocated billing means your careful usage subsidizes your neighbor's leak, and Texas rules require the method to be disclosed in your lease. The budgeting rule

For a realistic monthly total out here, take net-effective rent and add roughly 12–18% for electric + water + mandatory fees + internet — more for older, larger units in summer, less for new-construction one-bedrooms. That's the number to compare against the income math, not the advertised rent.
