LUXURY POCKET FILE · LAST VERIFIED JULY 2026

Clearfork: the walkable-luxury exception

The one pocket in this file where luxury means walking downstairs to dinner — the Edwards Ranch development where the corridor's best restaurant row, the river trails, and high-end residential share a street grid.

What it is

Clearfork is the Edwards Ranch family's master-planned district along the Trinity's Clear Fork off Bryant Irvin Rd — The Shops at Clearfork (Neiman Marcus-anchored retail and the dining row below), Class-A offices, and a residential layer of luxury apartments, townhomes, and condominium product rather than gated estate lots. It is the corridor's only genuine walkable-luxury proposition: residents live above or beside the district's restaurants with the Trinity Trails system at the door. Rents at the luxury communities here set the top of the west side's apartment market; the for-sale layer is thinner and trades quickly. For the estate-lot version of this money, see Montrachet.

The dining row, verified

The district's restaurant lineup is the amenity, so it gets the field-note treatment: Doc B's Restaurant (5253 Marathon Ave — the all-purpose American crowd-pleaser, open to 10pm), Plank Provisions (5289 Marathon — seafood-forward with the district's best happy hour, dollar-fifty oysters at press time), Mesero (4955 Gage Ave — upscale Tex-Mex, weekend brunch from 10am), City Works (5288 Monahans — the craft-beer sports bar, kitchen till late), and CRÚ Wine Bar and Bistro (5188 Marathon — flights, cheese boards, pet-friendly patio). Add the trail access and the cinema and the practical picture is a district where a Tuesday evening doesn't require the car. Hours verified against posted listings July 2026; independent mentions, no placements paid.

The file: what to verify

For renters: the luxury communities here price at the corridor's ceiling and concessions run thinner than the western pockets — check the monthly specials sweep for what's real. For buyers: the condo/townhome layer means HOA and warrantability diligence (budget review, owner-occupancy ratio, reserve funding) — the option-period guide covers the document requests. Taxes: full Fort Worth + Tarrant stack; FWISD zoning with the private-school set five minutes north. The pocket's comparison set and the full map: the west-side luxury file.
