Benbrook: the settled middle
Half renters, half owners, a lake at the end of the street — the numbers, the fit, and why conflicting trend data means quotes beat headlines here.

The settled middle, by the numbers
Benbrook is the west side's equilibrium: a lake town of ~25,000 wrapped around the southwest corner of Fort Worth, split almost exactly half renters, half owners — a texture you can feel in how communities are kept. The current picture: 1-bedrooms average roughly $980–$1,195 depending on platform (bands run $850–$1,330); 2-bedrooms average $1,450–$1,560; and rental houses — a genuine strength here — carry a median near $1,650, which at the standard 3x screen wants about $4,950/month of household income. One honesty note our aggregation surfaced: major platforms currently disagree on Benbrook's trend direction — one shows rents down ~3% year-over-year, another up ~10%. When sources conflict like that, the pocket is transitioning — and unit-level quotes matter more than market averages. Get three written quotes; ignore the headlines.
| Unit | Band | Average |
|---|---|---|
| 1 bedroom | $850–$1,330 | ≈ $980–$1,195 |
| 2 bedroom | $1,180–$1,700 | ≈ $1,450–$1,560 |
| Rental houses | $1,400–$2,100+ | median ≈ $1,650 |
Who this pocket is for
Families not ready for the Aledo premium: Benbrook's own schools, parks, and the lake deliver most of the family texture at a meaningful discount — and its rental-house inventory is deeper than Willow Park's. Lockheed and west-side workers: 12–20 minutes to the plant against southwest Fort Worth traffic rather than the I-30 grind (the commute table). The outdoorsy: Benbrook Lake — stocked bass, camping, Dutch Branch Park's courts and fields — is the west side's biggest recreational asset, free, at the end of the street. Buyers-in-waiting: half-owner texture plus house inventory makes this a natural “scout year” pocket — rent the neighborhood you might buy in, and run the math when the lease clock starts.
Eyes-open notes
Benbrook rarely leads the west side on concessions — its vacancy runs tighter than the I-30 corridor's — so expect fewer free weeks than Willow Park's current 6–8 and negotiate on fees and deposit instead. “Benbrook” listings on the aggregators frequently include southwest Fort Worth addresses; verify the actual city (and school assignment) for any specific property. And for houses: individually-owned inventory dominates, which means the complete-file playbook — cover note, documents ready, longer term offered — wins here even for renters with clean records.
