Vacancies are up across DFW, and communities are paying to fill units — a third or more of properties in some submarkets are running concessions, many at 6–8 weeks free on 12–14 month leases. Here's what I've verified on the west side this month. Two warnings: most offers require move-in by month-end, and "look & lease" bonuses often require applying within 24–48 hours of touring.

How to actually get the full deal
Timing: most offers require move-in before month-end — the same special quietly shrinks mid-month.
Lease length: the biggest concessions attach to 12–14 month terms; sometimes a longer term unlocks more.
Stacking: if the free weeks are fixed, the negotiable items are deposit, app fees, and admin fees — it never hurts to ask, especially near month-end.
The math check: 8 weeks free on a $1,319 2-bedroom is ≈ $2,430 in your pocket — but only if the net-effective rent still beats the competing property. Divide total lease cost by 12 for each option before deciding; the "bigger" special doesn't automatically win.
