Today's permit filing is next year's lease-up — and lease-ups are where the deepest move-in specials live. We read the public construction registries for the 76087 corridor and log what's coming, because knowing new supply is en route changes how hard you should negotiate now.

Why renters should care about permits
Supply is why your specials exist. The 6–8 week concessions across this corridor are the direct product of the last construction wave delivering units faster than renters arrived. If the Greystar-scale filings become projects, the next wave lands 2027–2028 — which argues for shorter leases now if you want to be free when the next lease-up war starts, and longer leases if you'd rather lock today's effective rents through it.
Construction also tells you where the area is heading — retail anchors like the Hudson Oaks filing raise nearby desirability (and eventually rents). The leaderboard shows today's market; this page is the early look at tomorrow's.
