How to read a shrinking category

Every one of these operators is an institutional investor whose appetite tracks interest rates and housing math — when the math tightens, doors close, and they close on the newest applicants first. Three rules keep you safe: verify the week you apply, not the month; never pay any third party a fee to “get you into” a program (the real ones charge nothing to apply, and prequalification checks are soft); and always price the alternative — with west-side properties handing out 6–8 weeks free, twelve months of cheap rent plus deliberate credit repair beats most program premiums for anyone within ~60 points of mortgage-ready. Where your score actually stands and what your payment supports are the two facts that decide which path is yours.
