An application that didn’t go through isn’t the end of the road.
Screening criteria vary widely between properties — the record that didn’t pass here may pass somewhere else, especially with the right paperwork. Before paying another application fee anywhere, three things are worth knowing:
1. An old balance is the heaviest anchor. Settling a previous landlord balance — and carrying the letter proving it — upgrades every future application more than anything else you can do.
2. Ask for criteria before you pay. Most offices will tell you their income multiple, credit floor, and look-back windows if you ask. Every plain answer saves a wasted $50–$85 fee.
3. Income and recency count more than the score. Pay stubs at 2.5–3x rent and time since the trouble often outweigh the number itself.
