How to actually decide
Price both paths all-in, not sticker-to-sticker: new build = base + realistic upgrades + lot premium + full-assessment taxes − incentive value; resale = price + a maintenance reserve honest about the home's age (an inspection quantifies it). Run each through the calculator at the right tax rate — a Walsh new build and a Weatherford resale differ by 0.8 points of tax before anything else. Inspect both: new construction gets third-party inspections too (pre-drywall and final at minimum); "it's new" is a warranty, not a guarantee. And read the leverage correctly: aged spec inventory is where builders bend most; tired listings past 60 days are where resale sellers do. In a corridor where $160M+ of future supply is filed, patience is currently paid.
